Is the land included in the price?
In your all-in price, yes. It covers the home, the land, excavation, foundation, hookups, transport, assembly, permits, taxes and applicable rebates. That is the amount you finance and the amount you pay. The $140,000, $212,000 and $269,990 shown above are the price of the home alone.
So there are two numbers?
Two, and not one more. The price of the home depends only on the model and the finishes: it is the same everywhere in Quebec. The all-in price depends on the lot you choose — its value, its soil, its slope, its access, its municipality. That is why it appears once the lot is chosen, and why it appears before you buy.
Where does the 30% gap come from?
From the factory. Building in a controlled environment removes material waste, days lost to rain, and rework. Those are real savings, not a sales discount, and we leave them with you on the price of the home.
What rebates can I claim?
The main one is the first-time home buyers' GST rebate, which explicitly covers modular homes: GST is fully rebated up to a $1M price, on a sliding scale between $1M and $1.5M, to a maximum of $50,000. The agreement must be signed before January 1, 2031, and the rebate can be credited directly at closing through form GST190. The Quebec QST rebate and municipal transfer-duty exemptions may apply on top. All of it is calculated into your all-in price — most buyers under-claim, simply because nobody does it for them.
Can the price change after I buy?
The all-in price is the amount you finance. It moves only if you change something — and in that case the impact on the amount and on the possession date is shown to you before you authorize it, never after. A change you did not approve is not executed.
What warranties are included?
The structure carries a 10-year warranty. Plans are signed by an engineer (OIQ), welders are CWB-certified, and the homes meet CSA standards (S16, G40.21, W47.1) and RBQ, plus the CAN/CSA-A277 certification required to sell a factory-built building in Quebec. GCR coverage, for its part, exists only when the sale and the complete installation sit in the same contract: that is why every purchase is structured turnkey.
