Why Modulabs exists
The problem is not that it is slow. It is that it is fragmented.
Buying a new home in Quebec means coordinating sixteen parties: the land vendor, the municipality, the land surveyor, the factory, the installer, the excavation crew, the mortgage broker, the lender, the mortgage insurer, the home insurer, GCR, the notary, the land registry, the CRA and Revenu Québec, Hydro-Québec, and the building inspector. Taken on its own, each step runs about as fast as it can. The waste sits somewhere else: in the fifteen handoffs between them, where your information is re-keyed one more time and where cost surprises are born. You set what your household can carry and what it needs. We show you the lots that fit that budget and the models that can actually be delivered to them, transport access included.
Prepare, then confirm
You configure the home and watch the total cost form with every choice. Zoning, servicing, delivery access and financing are confirmed before you commit, not after.
Buy, then track
You buy online: the price is settled, the possession date is written. You then track factory fabrication, the permit, site preparation and delivery from the same file.
Adjust, then close
If something changes, you see the effect on cost and on date before you authorize anything. At the end: inspection, possession, warranty activated and rebates claimed.

In Quebec, a factory-built home may not legally be sold unless it is certified to CAN/CSA-A277. Every Modulabs home is designed to Canadian and Quebec standards, its plans are signed by a licensed engineer, and its welds are made by CWB-certified welders.
